Deed Into Trust
Moving your home or property into a revocable or irrevocable trust is a common step in estate planning. We prepare and record a new deed transferring title from you individually into your trust, ensuring the trust name, trustees, and grantors are correctly reflected on the recorded document.
What we’ll need from you: your fully executed trust agreement (and certification, if available), the full legal name and date of your trust, and confirmation of your trustees and grantors.
Deed of Gift
When you’re transferring property to another person without payment in return — for example, a parent gifting a home to a child — a Deed of Gift documents the transfer clearly and correctly for the land records.
What we’ll need from you: the legal names of the person gifting the property and the recipient, your relationship to one another, whether the transfer is full or partial, and information on any existing mortgage.
Transfer on Death (TOD) Deed
A TOD Deed allows your property to pass directly to a named beneficiary when you pass away — without going through probate. You retain full ownership and control of the property during your lifetime; your beneficiary has no rights to it until then.
What we’ll need from you: the beneficiary’s full legal name, relationship, and address, and a backup beneficiary if you’d like one named.

Speedwell Law prepares and records deeds for property located in:
– The Commonwealth of Virginia
– Maryland
Property outside Virginia or Maryland: We can still help. For properties located in other states, we coordinate directly with US Deeds, a trusted third-party partner, to handle drafting and recording in that jurisdiction. US Deeds charges its own separate fees for this service, and Speedwell Law adds a $200 coordination fee to manage the process on your behalf.
